Italy
Italy is another popular destination for those looking to get residence by investment. Introduced in 2017, its golden visa grants non-EU nationals a residence permit for two years in exchange for an investment in Italy.
The minimum investment here is €500,000 which must be done through an Italian limited country. Those holding these visas can also include their family in the application and benefit from a special tax regime.
Once those using the scheme have lived in Italy for 10 years, they can be eligible for citizenship.
Malta
The Malta Golden Visa, officially known as the Malta Permanent Residence Program (MPRP), is a highly sought-after residency by investment program introduced in 2021. Designed to attract non-European Union (EU) and non-European Economic Area (EEA) foreign nationals, this program offers an opportunity to obtain Maltese residency in exchange for a qualifying property investment or government contribution. This initiative has taken the place of the Malta Visa and Residence Program (MVRP).
Invest €350,000 in real estate located in designated areas of urban regeneration or in properties more than 30 years old that require renovation.
In certain low-density areas, these investment amounts can be reduced by 20%, meaning €400,000 and €280,000 respectively.
Greece

Greece’s Golden Visa program is one of the most affordable residency-by-investment programs in Europe. It offers non-European Union nationals the opportunity to obtain a Greek residence permit in exchange for an investment in real estate.
The real estate investment also covers the immediate family of the investor, including the spouse, children under 21 years of age, and the parents of both spouses.
